What We Inspect

Our residential inspections cover the full scope of your property — inside and out. We evaluate the roof, attic, insulation, and ventilation. We inspect the electrical system, plumbing, HVAC, water heater, and all major appliances. The foundation, structure, walls, ceilings, floors, windows, and doors are all assessed. We also examine the exterior, grading, drainage, driveways, walkways, and landscaping concerns that could affect the home.

Why It Matters

Most issues in a home aren't visible to the untrained eye. Small cracks, moisture stains, or improper wiring can signal much larger problems underneath. Our inspectors are trained to identify what's cosmetic and what's structural — so you know exactly what you're buying or selling.

What We Look For

A wind mitigation inspection documents the construction features of your home that help it resist wind damage during hurricanes and tropical storms. We evaluate your roof covering, roof deck attachment, roof-to-wall connections, roof geometry, secondary water resistance, and opening protection (shutters, impact glass, etc.).

South Florida's tropical climate — with year-round humidity, heavy rainfall, and warm temperatures — creates ideal conditions for mold growth. Mold can develop behind walls, under flooring, inside HVAC systems, and in any area where moisture accumulates undetected.

Our Testing Process

We conduct both air quality sampling and surface sampling depending on the situation. Air samples capture airborne mold spores to determine if indoor levels exceed outdoor baseline levels. Surface samples identify the specific type of mold growing on materials. All samples are sent to an accredited laboratory for analysis.

A detailed mold assessment report with lab results identifying mold types and concentrations, photos of affected areas, moisture readings, and clear recommendations for remediation if needed.
